We know many people don’t like to connect with an agent before you feel really ready and we respect that. We can, however, help you get started and at the same time be “hands off”. You tell us when you are ready.

We also realize there are many sites you can search on your own but often a REALTOR will have access to listings and listings changes faster than you may receive them from the sites. In addition we have an automated system, directly from the Multiple Lisitng System that will deliver to you, live up to minute status updates on the listings you choose as “likes”. Since this is automated we are not calling you every day.

First Time Buyer – Buyer FAQ #3

Q. This is our first house and we have been able to obtain a lot of information from the internet. We feel pretty well – informed and don’t want to be forced into a buyer’s agreement with an agent. Should we hire a buyer’s agent? Any advice?

A: Really good question. The best I can do is provide you with some information so you can make the best decision for yourself. There are a lot of reasons why people may not want to hire a REALTOR® to work on their behalf. One reason is money (if applicable-several states have it as the seller paying the REALTOR®), another reason is not being tied to one person.

If you feel you have a lot of good information, and no doubt you do, you probably are armed with the right knowledge. Just consider your access to properties for comparable sales so you can be sure not to pay too much. Also be sure you hire a good attorney that will help walk you through your entire transaction.

The internet does offer a lot of free information but remember, anyone can write what they want about anything. We’ll discuss one misrepresented facts in this blog:

REALTORS® want you to sign a Buyer’s Agreement before they meet you so you are locked in to them.

That is VERY POOR information. A REALTOR, not a real estate agent, that is following the Code of Ethics, must inform you that anything you tell them before you sign the agreement may not be kept confidential.

The agreement is a doublecommittment; the REALTOR® is pledging to work solely on your behalf and in your best interests, keep you informed, provide you with information to make your decision, consult with you and more. In exchange you are agreeing to be loyal to that REALTOR® and not work with any REALTOR®.

If you are uncomfortable signing then do a short term agreement. It is better to be represented by someone who is knowledgeable and ethical for at least the short term than not at all.

First Time Buyer – FAQ #4

Q: I don’t want to call a lender yet because we don’t want our credit pulled just now. Is there an easy place to go where we can calculate mortgage payments?

A: You are thinking the right way. It is very important to know how much of a mortgage you can qualify for. BTW – you can speak to a lender to get an idea of payments, interest rates etc., without your credit pulled. Just tell the lender that you are not at that stage yet but you would like to get a general idea now without credit being pulled.

Q: HOW DO I KNOW IF I AM READY TO BUY A HOUSE?

A: That is a GREAT and very responsible question!! Being sure you are ready is the best thing you could do. There are different responsibilities that go with owning a home that are not just financial so you really do need to do your homework.

NOW, with that being said, home ownership is the best! Having your own place to come home to, the tax benefits, and the appreciation in value (yes, properties will appreciate again) are just some of the reasons to buy a home.
